CONCEPT
Analyzing the requirements and verifying that the difference between each apartment is a constant of 5m2, between the different types and sizes we decided to use it as the base module of each apartment.
A single module articulates the planimetric composition of each apartment in order to correctly organize the environments.
The sum of modules, or its multiples, generate others, for example dining room, living room, bedrooms, loggia.
We divided the day and the night area. In the center we placed the day area that includes kitchen, dining room, living room and loggias.
The use of loggias has been the main key in the composition of the apartments as well as the facades. They are always in the living area as a central space, we could almost define these apartments as court apartments.
The loggias allow the entry of natural sunlight and ventilation but at the same time protects from rain or snow and generates a very intimate and private environment. An open space but at the same time protected, almost an extension of the interior on the outside. They also generate a microclimate that contributes during the winter to mitigate cold air coming from the outside and, during the summer, to keep this environment cooler.
We introduced a sliding doors system that increases the flexibility of the internal spaces and allows total or partial divisions and customization of finishes.
PLANNING LAYOUTS AND RESIDENTIAL DEVELOPMENT
On stage 2 we extended the modular concept to apartment layouts and buildings, so the sum of two low density apartments generate one high density apartment. With this flexibility the ratio can adapt to the different contexts (city center or outskirts).
The interchangeable apartments have the same facade that is in fact thought and designed to be made by precast concrete panels. They have very good characteristics of adaptability to different types of climatic conditions thanks to its thermal insulation and also allows personalization of buildings.
One can change from apartment types by intervening the internal partitions.

Analizando los requisitos y comprobando que la diferencia entre cada apartamento es una constante de 5m2, entre los diferentes tipos y tamaños decidimos utilizarlo como módulo base de cada apartamento.
Un solo módulo articula la composición planimétrica de cada apartamento para organizar correctamente los ambientes.
La suma de módulos, o sus múltiplos, genera otros, por ejemplo comedor, sala de estar, dormitorios, logia.
Dividimos la zona de día y la de noche. En el centro colocamos la zona de día que incluye cocina, comedor, sala de estar y logias.
El uso de logias ha sido la clave principal en la composición tanto de los apartamentos como de las fachadas. Están siempre en la zona de estar como espacio central, casi podríamos definir estos apartamentos como apartamentos de corte.
Las logias permiten la entrada de luz natural y ventilación pero al mismo tiempo protegen de la lluvia o la nieve y generan un ambiente muy íntimo y privado. Un espacio abierto pero a la vez protegido, casi una extensión del interior hacia el exterior. También generan un microclima que contribuye durante el invierno a mitigar el aire frío procedente del exterior y, durante el verano, a mantener más fresco este ambiente.
Introducimos un sistema de puertas correderas que aumenta la flexibilidad de los espacios internos y permite divisiones totales o parciales y personalización de los varios apartamentos.
PLANIFICACIÓN DE DISEÑOS Y DESARROLLO RESIDENCIAL
En la etapa 2 ampliamos el concepto modular a diseños de departamentos y edificios, por lo que la suma de dos departamentos de baja densidad genera un departamento de alta densidad. Con esta flexibilidad, el ratio puede adaptarse a los diferentes contextos (centro de la ciudad o periferia).
Los apartamentos intercambiables tienen la misma fachada que de hecho está pensada y diseñada para ser realizada con paneles prefabricados de hormigón. Poseen muy buenas características de adaptabilidad a diferentes tipos de condiciones climáticas gracias a su aislamiento térmico y además permite la personalización de los edificios.
Se puede cambiar de tipo de apartamento interviniendo las particiones internas.
133 firmas / profesionales internacionales participaron en el concurso.
Estuvimos entre los 20 seleccionados que ingresaron a la segunda etapa.

PIANIFICAZIONE LAYOUT E SVILUPPO RESIDENZIALE
Nella fase 2 abbiamo esteso il concetto modulare alla disposizione degli appartamenti e agli edifici, quindi la somma di due appartamenti a bassa densità genera un appartamento ad alta densità. Con questa flessibilità il rapporto può adattarsi ai diversi contesti (centro città o periferia).
Gli appartamenti intercambiabili hanno la stessa facciata che infatti è pensata e progettata per essere realizzata con pannelli prefabbricati in cemento. Questi ultimi hanno ottime caratteristiche di adattabilità a diversi tipi di condizioni climatiche grazie al loro isolamento termico e permettono anche la personalizzazione degli edifici.
Pertanto si può passare da una tipologia di appartamento ad un altro intervenendo solo sulle tramezzature interne.
Al concorso hanno partecipato 133 studi / professionisti internazionali.
Siamo stati tra i 20 selezionati che sono entrati nella seconda fase.
